Medici's Home on Your Chosen Lot
Medici is now able to build your favorite home (9 styles in all) in a single family home format on a lot and city of your choice. You pick the home, we’ll find the lot, we’ll set up the financing and we’ll build you a new single family home. Better yet, there’s no need to sell your existing house before you start building. We also have a private homeowner association program so you have all the services you would expect in a typical townhome homeowner’s association at an affordable price.

Finding Your Lot
Sit Back While We Find You a Lot
Medici has created relationship with a network of brokers throughout the Twin Cities to find you the lot of your choice. All you need to do is tell us your lot preferences regarding City, lot size and lot price range. As we locate potential lots, we will present them to you by email or fax so that you may visit each lot to rank them in order of preference.

Home Financing
Reliable Home Financing Made Easy
Medici has created an alliance with the nations #1 new construction Lender, Wells Fargo Home Mortgage, to finance the construction of your home through. Wells Fargo’s Construction/Perm Advantage program is specialized financing that includes an interim loan for the building phase and a permanent home mortgage for your completed home. With just one application, one approval, and one appraisal Wells Fargo will finance the land, close on your construction loan and secure a permanent home mortgage. Better yet, there is no need to sell your existing home before you start building as long as you qualify.

Home Design
Select Your Favorite Home
Medici now has 9 home styles to choose from to build in a single family format. Of the 9 homes, 3 of our homes can be toured at our model home park at The Villas at River’s Edge in Rogers, in a multifamily format. Once you select your desired home, Medici’s architect will modify our multifamily design to accommodate modifications to a single family design.

Medici’s homes include many features that would typically cost additional in many homes built by other builders. However, Medici does offer many special options since we realize all homeowners have different tastes and expect reasonable choices. Medici will meet with you at Medici’s selections center to choose all of your homes included and optional features.

Construction Costs
Medici will guarantee your home price based upon current prices at The Villas at River’s Edge. Your guaranteed home price includes all features as listed on your It’s Included specification sheet and will become part of your home’s Fixed Costs. Since it is unknown what City and lot you will select, there are a number of costs that may differ and will become part of your home’s Variable Costs. Variable Costs will be in addition to your home’s Fixed Costs. Once your preferred lots are selected, Medici will investigate and attempt to quantify all Variable Costs as quickly as possible so that we can review all costs together.
Your home’s Variable Costs include:
- City fees and building permit fees above an allowance.
- Foundation excavation, grading and site work above an allowance.
- Special work on foundation as required by City ordinances (i.e. sump pump, drain tile, etc.)
- Special work as required by City ordinances that would not be typically included with your home (i.e. fire sprinklers, air-to-air exchanger, etc.)
- Driveway work above an allowance.
- Landscaping, sod and irrigation above an allowance.
- Special small utility costs (gas, electric, phone & cable).
- Architectural fees above an allowance.
- Basement and associated costs if selected.
- Private well and septic costs.

The following steps will allow us to finalize your home construction costs:

- Identify your lot and put it under contract. Medici will try to determine certain Variable Costs unique to that lot or City which might affect the decision to purchase.
- Medici will put together a complete construction budget to include all costs associated with your home. A form of this construction budget will also be submitted and used by the bank during construction.
Private Homeowners Association
The Chores are Done For You
Although you are not officially part of a homeowner’s association, Medici has created a Private Homeowner Association especially for you. Whether it’s your day off, you’re traveling for the winter or when your just doing the things you enjoy doing, Medici realizes the last thing you want to worry about are home chores. That is why to make your life more carefree Medici has created economical relationship with reliable maintenance companies to help maintain your home and grounds.
Your Private Home Association will include the following:
- Snow Removal
- Lawn Care
- Bush Pruning
- Fall Cleanup
- Irrigation Care
- Rubbish Pickup (if not taken care of by your City)
- Exterior Home Maintenance (by request only)
- Interior Maintenance (by request only)
- Homeowner’s Insurance (by request only)
